The property is available for hire from Saturday to Saturday, with arrival from 4pm. The cottage must be vacated by 10am on the last day of the let. We reserve the right to make an extra charge if the property is not vacated by 10am on your day of departure.
We recommend that you use holiday cancellation insurance to cover the cost of your holiday should unforeseen circumstances mean that you have to cancel.
Booking requests should be made via the form on our website and, once we have confirmed its availability to you, will be held for you for up to 7 days so you can pay the deposit of 25% to secure your booking. The deposit should be made by bank transfer. If the deposit has not been paid within the holding period the booking will be cancelled.
Once a booking is confirmed then you will be liable for full payment. The balance is payable no less than 8 weeks before the start of your holiday. If a booking is made within 8 weeks of arrival then payment in full is required at the time of booking. We will treat the booking as cancelled if the balance is not received within 8 weeks.
A £250 Housekeeping Deposit will also be payable 8 weeks before the start of your holiday. The Housekeeping Deposit will be returned to you after your holiday should there be no damage, breakages or extra cleaning required. We ask that you treat the furniture and fittings with respect and that all breakages are reported as soon as possible so that replacements or repairs can be promptly effected.
Information on location, key safe instructions and a contact number will be supplied to you via email on receipt of the balance.
The number of people occupying the property will not exceed 4. There will be no children under the age of 12.
Pets are at the discretion and with prior written permission of the owner and an additional cost of £25 will be made.
There will be no sub-letting of the property.
If you have to cancel your holiday then we will make every attempt to re-let the property. If we are unable to re-let then you will be liable for the full cost. If we are able to re-let then a full refund will be made less a £100 administration fee. We ask that we are made aware of any cancellation as soon as possible to give us the best chance of re-letting.
If the property is rendered unavailable due to circumstances outside the owner’s control then a full refund will be made with no further claim against the owner.
If the property is rendered unavailable to other guests due to your activities then you will be responsible for any loss of income for the owner.
Smoking is not permitted in the property. It is fitted with heat and carbon monoxide detectors for your safety.
The property is supplied with pillows, duvets, bed linen, bathroom and kitchen towels. We ask that these items are not removed from the property. Electricity, central heating oil and a basket of logs are all included in the hire charge.
The property is furnished to a high standard and we ask that it is treated with due care. Crockery, cutlery, cooking utensils, dishwasher, fridge/freezer, microwave, coffee machine, iron, ironing board, washing machine, satellite TV and other domestic equipment are included in the hire charge.
We ask that the property is left in a clean and tidy condition.
If any damage occurs, beyond reasonable wear and tear then an appropriate deduction will be made against the Housekeeping Deposit. If the damage is such that the Housekeeping Deposit is insufficient to cover the costs then a separate claim will be made on the hirer.
The owner accepts no responsibility for loss, injury, damage or death to any member of the hirer’s party or property during their stay at the property however caused.
We ask that the property is left secure when left unoccupied. No pets are to be left unattended in the property. All pets are to be closely supervised around livestock. The hirer is to prevent any member of the party from causing a nuisance to neighbours or livestock.
The owners reserves the right for their representatives to enter the property to carry out inspection or repairs.
We have made every effort to ensure that you enjoy your holiday and hope that everything meets your expectations. If, however, you are in anyway dissatisfied then please contact us on the number sent to you on payment of the balance and we will do our very best to resolve the problem.
